The Marber concept officially started on the Veluwe on June 1. We deliberately do not call it a holiday park. You will stay in an independent accommodation with a kitchen, but there are also many similarities with a hotel. It is also special that there is no reception at the park and that you arrange all your services via the Marber app on your phone.

The subtitle 'Private retreat resort' indicates that people come here to escape from the pressures of everyday life. Everything is aimed at offering you a relaxing time. Part of that peace is an 'adults only' policy, because children too often cause unrest. The only 'central facility' on site is the Marber Balance Studio, where you can book relaxation sessions such as yoga, massage or a workshop. This building also houses a kitchen without a restaurant. Guests can book a dinner with covered tow in their own accommodation.
The creator of this concept is Danny Paerl. He previously launched the adjacent Cuber concept; also aimed at couples without children, but more basic, aimed at the 'flashpacker' target group. Marber's concept focuses on the 'Happy Hipster' and is also more luxurious. Paerl about the differences: “Marber is much more luxurious and completely focused on de-stressing. It offers, among other things, a hotel service in the field of housekeeping. Your bed will be made here every day and each accommodation has its own outdoor pool and private sauna.








Actually, there are quite a few comparisons with a holiday park that are flawed. Danny Paerl mainly develops completely new accommodation concepts for the Dutch market. This Marber park in Hoenderloo is relatively modest in size. There will be 25 accommodations available at the opening - 26 more will be added in 2026. The accommodations float above the ground so that nature is disturbed as little as possible. With its unique concepts, Paerl wants to stay away from direct competition with the large chains of holiday parks: “The residential recreation market in the Netherlands is quite saturated and margins are under pressure. I know all about that, because I was a manager at the adjacent Roompot park for many years. It is precisely by developing smaller-scale unique concepts that you stay away from the competition. We always create concepts aimed at a very specific niche market. We aim for a high average daily rate (ADR) – and this is mainly achieved by consciously creating scarcity.”

Reception in the app
The Break Away app, also a product developed by Paerl and partners, is the basis for the app that supports guests throughout their entire stay. Not only will you find your reservation and digital key here, but you can use it to arrange all kinds of things during your stay. This could be, for example, a dinner at home with a prepared table or a booking for a massage in the Marber Balance Studio. The heating in the accommodation is also controlled from the app.
Even more innovative concepts on the way
The Marber formula was officially launched last week. This was the second niche market concept after the earlier Cuber suites. But even more special new concepts are being developed.
- At the end of this year we can become acquainted with the MAHO concept. 'Time for each other' is central here. Just like the two previous concepts, this is also a consciously childless residence. The participants mainly want some 'peace to their minds'.
- While the previous concepts were mainly aimed at a peaceful stay in nature, the new YUKSA hotel concept is realized in an urban environment. Particular attention is paid to the smaller cities that have not yet been discovered by the masses of tourists. The stays are combined with the opportunity to discover new places.
Editorial interpretation:
Danny Paerl's developed concepts are all unique, but also contain some properties that connect them:
- While most holiday parks focus on families with children, Danny Paerl opts for the target group (temporarily) without children. From a demographic perspective, this is a smart choice, because that is where most of the growth will be in the coming years. There are also relatively few options for a holiday without children in the Netherlands. This is a segment that is still poorly filled. Paerl and his developers have now acquired a lot of knowledge about the wishes of this specific target group.
- The second element that distinguishes the concepts is the strong focus on digital support. There is no reception and the guest can organize everything themselves via the app. Paerl thus dares to distance itself from the mantra that personal contact is crucial for the guest experience. There is also a target group that likes to efficiently organize everything themselves. The support for the operator is also highly automated, allowing you to organize everything flexibly via a network of freelancers (limited permanent staff).
