Dormio files lawsuit against Landal over marketing obligations (+ summary proceedings outcome)

Dormio believes Landal is failing to honor its agreements made during the transfer of 30 parks in 2023. To give Dormio a good start, contracts were also signed for Landal's marketing support in the initial years. According to Dormio, these contracts were not honored. Dormio is seeking immediate access to Landal's figures through summary proceedings. Landal calls this an improper method for Dormio to access competitively sensitive data.

The summary proceedings, the verdict of which is expected on Tuesday, February 17th, concern access to data/figures in Landal's accounting system. The resulting information will be used to prepare a larger legal case. According to Dormio director Don van Schaik, he already has a strong case, but he wants to use Landal's data to demonstrate even more clearly that contractual agreements have not been honored. Van Schaik: "When we acquired the 30 parks from Landal/Roompot in 2023, it was already clear that we needed marketing support from Landal, especially in the initial phase. Landal has seriously failed to comply with the agreements."

Addition on 19-02-2026:

The summary proceedings are now over. The judge has ordered that Dormio be granted access to Landal's books.

Landal also responded to the ruling on its website: "We have taken note of the ruling. The judge has ruled that Dormio will be granted limited access to information. We will cooperate with this. We are confident that the information will demonstrate that the causes of the decline in revenue at the Dormio parks must be sought elsewhere."

response to summary proceedings decision

Landal does not agree

Landal clearly has a different view on this matter. They also make this clear in an online statement:

Landal has fulfilled its commitments and disagrees with Dormio's position. Moreover, Dormio has extended its partnership with Landal twice.

Landal has no influence on Dormio's rental strategy and is not responsible for the rental revenue of those parks. Landal serves as an additional booking channel for Dormio and has presented the acquired parks on its website on a non-exclusive basis, in accordance with the agreements. Landal has no agreement with Dormio's homeowners. Landal has no role in complaints from individual homeowners at Dormio parks.

Landal believes Dormio is improperly attempting to access competitively sensitive information about Landal. The preliminary relief judge will now have to make a decision on this matter.
