Three holiday parks from the Dutch Oostappen portfolio up foreclosure auction

On Thursday, October 1, 2026, the online foreclosure auctions will take place for holiday park Prinsenmeer in Ommel, holiday park Brugse Heide in Valkenswaard, and Stadsresort Valkenburg, also known as Stadscamping Den Driesch.

The three closed holiday parks originate from the Oostappen portfolio of entrepreneur Peter Gillis, known from the television program 'Massa is Kassa'. The auctions are being held on behalf of the financier of these three parks.

Peter Gillis, the owner of the parks, is trying to prevent the forced auction. This is possible if he reaches an agreement with the creditor who requested the auction before the auction date.

The lender called in the loan provided after payment obligations were not met. Since payment subsequently failed to materialize, the lender is exercising its mortgage and pledge rights, and the parks are being sold by foreclosure. Consequently, this does not constitute a voluntary sale by the owners, but a forced sale ordered by the lender.

Three holiday parks

The three parks comprise a total of 631.240 m² of land, or over 63 hectares. In total, this involves 1.876 commercially viable units and sites, supplemented by central buildings, company housing, hospitality facilities, swimming pools, sports and play facilities, and infrastructure.

Holiday Park Prinsenmeer, in particular, enjoys national renown. The park regularly served as the setting for the television program *Familie Gillis: Massa is Kassa* and thereby became known to a wide audience. Prinsenmeer has 1.516 operational units, consisting of 547 owner-occupied rental units, 486 annual pitches, and 483 tourist pitches. In addition, the park features a large central building housing, among other things, a reception, disco, subtropical swimming pool, restaurant, indoor playground, five automated bowling lanes, supermarket, theater, and various catering facilities.

  • Brugse Heide comprises 95 camping pitches and 123 rental units.
  • Stadsresort Valkenburg comprises 142 operational units, including camper pitches, various types of camping pitches, and two holiday apartments.

The three parks will first be offered separately by means of bidding and reverse auction. This will be followed by a final combination, in which the three parks are offered jointly and exclusively by reverse auction. “The scale of this auction is exceptional, but the chosen auction format is used frequently,” says Richard Dieteren, Director of Vastgoed Veiling. “Bidders can focus on a single park, but also on the entire park. By presenting both options to the market, room is created for different types of buyers and investment strategies.”

Whether a viewing is possible is currently being investigated. “We are exploring all possibilities. As soon as a viewing is possible, we will mention this at the relevant auction,” said Ruben Held on behalf of Cushman & Wakefield.

Previous sale not completed

The foreclosure auctions follow an earlier attempt to sell a larger portion of the Oostappen portfolio. On February 18, 2025, a purchase agreement was concluded for ten holiday parks, with a total purchase price of €185 million. Delivery was scheduled for April 1, 2025.

Shortly after the conclusion of the purchase agreement, the Tax and Customs Administration seized assets of various holiday parks. The buyer subsequently wished to withdraw from the transaction. In May 2025, the judge in summary proceedings ruled that the buyer had to honor the agreement and pay the purchase price. Despite that ruling, the intended transfer of the portfolio was not completed.

The three parks currently being auctioned remained the property of the respective Oostappen companies. They are being put back on the market, this time via a foreclosure auction initiated by the financier.

Not the entire Oostappen portfolio

The foreclosure auctions relate exclusively to Prinsenmeer, Brugse Heide, and Stadsresort Valkenburg. Other Dutch holiday parks from the Oostappen portfolio are not part of this auction round. For example, Vakantiepark Marina Beach in Hoek and Vakantiepark Slot Cranendonck in Soerendonk are not being offered. Available mortgage information indicates that mortgage rights of other mortgage holders rest on the registered properties of these parks.

“This is emphatically not an auction of all holiday parks in the Oostappen portfolio,” says Richard Dieteren, Director of Vastgoed Veiling. “This foreclosure concerns three parks that collectively belong to the collateral package of a single financier. Other parks have different financing structures and therefore fall outside this sales process.”

Prolonged period of legal and tax proceedings

The uncompleted sale took place against the backdrop of an extended period in which various legal, administrative, and tax proceedings surrounding Oostappen and Peter Gillis were ongoing. In May 2019, the Fiscal Intelligence and Investigation Service searched eight locations in North Brabant and Zeeland. During these searches, digital and physical records were seized as part of a criminal investigation into the failure to maintain records or the incorrect maintenance of records.

In April 2025, the court sentenced Gillis in the first instance to a prison term of twelve months, six months of which were suspended, for, among other things, tax fraud and administrative offenses at holiday parks. An appeal was lodged against that judgment.

In May 2026, a second conviction at first instance followed in a separate tax criminal case. The court sentenced Gillis to eighteen months in prison, six months of which were suspended. Fines totaling over €1,3 million were imposed on seven involved companies. Appeals have been lodged against these rulings.

Following the rulings, Talpa decided that the then-current season of Familie Gillis: Massa is Kassa would be the last for the time being. As long as the appeal or cassation proceedings are ongoing, no new episodes will be filmed.

Administrative legal proceedings are also ongoing or have been ongoing regarding other holiday parks in the Oostappen portfolio. In August 2026, it was finalized that Oostappen Holiday Park De Berckt must pay €1 million in forfeited penalty payments to the municipality of Peel en Maas. The penalties were imposed due to the housing of migrant workers in parts of the park where this was not permitted under the zoning plan. The Council of State declared Oostappen's appeal unfounded. Holiday Park De Berckt is not part of the current foreclosure auctions.

These proceedings form the background to the developments surrounding the Oostappen portfolio, but the direct cause for the current foreclosure auctions is that the financier has called in the loan.

Auction process with bidding access

Interested parties may submit a private bid to the auction notary up to and including September 16, 2026. If no private sale is concluded, the public foreclosure auctions will take place on October 1.

The auctions are public, but bidding access must be obtained in advance to actually bid. Part of this involves depositing a security deposit into the notary's escrow account in a timely manner.

“With the required bidding access, it is checked in advance whether someone meets the conditions for participation,” explains Dieteren. “The deposit limits the risk of bids from parties who cannot fulfill their obligations after the auction. Anyone who ultimately does not become a buyer will receive the deposited security deposit back in accordance with the applicable terms and conditions.”

The program on October 1 is as follows:

  • 11:00 AM: Prinsenmeer Holiday Park, Ommel
  • 12:00 PM: Holiday Park Brugse Heide, Valkenswaard
  • 1:00 PM: City Resort Valkenburg
  • 13:45: final combination of the three holiday parks

The auctions are conducted entirely online via Vastgoedveiling.nl. Westvaer acts as auction notary, and real estate advisor Cushman & Wakefield is the commercial point of contact for interested parties involved in the sales process.

Room for a new future

In addition to mortgage rights, enforcement seizures by the Tax and Customs Administration are also registered on the registered properties of Prinsenmeer and Brugse Heide. Furthermore, a seizure by the Municipality of Asten is registered on the registered properties of Prinsenmeer.

“Cleaning takes place upon execution,” according to Dieteren. “The mortgage rights and attachments affected by the execution lapse. However, a buyer must take into account other existing rights, encumbrances, and public law restrictions.”

The three parks are offered in their current factual, legal, technical, and public law condition. Information regarding, among other things, permits, usage situations, easements, public law restrictions, and administrative measures is published with the relevant auctions.

“The foreclosure auction can mark the beginning of a new chapter,” says Dieteren. “A new owner will have the opportunity to develop a future vision for the locations within the applicable legal and public law frameworks.”
